When Realitim got in contact with the owner heir that owns various plots, part of the land was in a building zone and another part was in an area to be developed by allocation plan (Plan d'affectation). The sales and purchase promises were signed on the various plots of the area (buildable and to be developed) in June 2014. In agreement with the municipal and cantonal authorities, the procedures were initiated for the development of the allocation plan that helped the plot reorganization to be carried out. This resolved the land issues between the two planning stages. At the same time, in December 2014, a building permit application was filed for the construction of four residential buildings, totaling 57 apartments with great flexibility in terms of types (in principle, 16 apartments of 2 ½ rooms, 14 apartments of 3 ½ rooms, 15 apartments of 4 ½ rooms and 12 apartments of 5 ½ rooms). The right of purchase was exercised by Realitim in May 2015 without any opposition. In the meantime, the entire complex of 4 buildings is being sold turnkey to a Pension Fund, which was able to put all of its 57 apartments into service in October 2017 to the great satisfaction of the tenants.
Regarding the part to be developed by land use plan, it is finally the revision of the law on spatial planning (LAT) voted by the Swiss population which will have been right of the initial planning of intention. All the preparatory work carried out by Realitim will certainly allow the owner to develop their property as soon as the legislative framework presents framework conditions more favorable to the development of this site.
