The acquisition of this parcel totaling 7'639 m2 of land required the agreement of seven owners and as many separate plots to make a decision to sell their land in a single pact of exemption signed in December 2017. According to the law on land use planning and construction (LATeC) of the Canton of Fribourg, the procedure legalizing the new building rights on these plots requires first of all the acceptance of a local development plan (PAL), which serves as a basis for the development of a detailed development plan (PAD), which then allows the filing of a demand for a building permit. The right of purchase stipulated in the deed will be exercised by Realitim upon the entry into force of already mentioned PAD.
Thanks to management of all these planning stages with its partners, Realitim will benefit from land allocated to housing with a density (IBUS) of 1.2 adapted to the urban context and in accordance with the political will of the authorities. Therefore the 61 apartments of 2 ½ to 5 ½ rooms that are distributed over six buildings will be built in a high quality living environment.
