Realitim signed a promise of sale and purchase in February 2018 for this land of 4,500 m2, to be detached from the plot occupied by the owner's horticultural operation. The owner committed to cease its activity in spring 2018 and to demolish the greenhouses which occupied the ground, and Realitim could then exercise its right of exemption in September of the same year. These transactions were done in the backdrop of the procedure for the ratification of the new general plan of assignment (PGA) of the Municipality of La Tour-de-Peilz, PGA that came into force in May 2019, which legalized the building rights that Realitim had planned to execute with its project of 22 housing units spread over four buildings. The programmatic basis of the project has been the subject of an agreement with the seller, who decided to build three rental buildings that he wishes to integrate as yield buildings into his family assets. The PPE concept developed by Realitim, with its team of agents, therefore ideally complemented the program and the typologies of the new district. A single architect, the 2+ Architecture office in Vevey, was appointed for both projects and the building permit was issued in early 2020. This notion of partnership was also at the origin of the Realitim's decision to build its four new buildings according to the “traditional” model, meaning without general contractor but with direct auctions in separate lots. The management of works was entrusted to a specialized office and the commercialization has been a real success. The construction started in spring 2020 and the delivery of the apartments is scheduled for the first half of 2022.
