The land is made up of three plots acquired one by one by Realitim, according to a negotiation strategy well defined from the initial contact: a first plot with a rental building of ten apartments, acquired in September 2016; a second plot with a building consisting of retail spaces on the ground floor and accommodation upstairs, subject to a conditional deed of sale with right of purchase, signed in September 2017; then finally a third plot comprising a few premises rented as apartments, in the form of a promise to sell and purchase with also a right of exemption in favor of Realitim. The whole of the land thus gathered thus totals to around 1'700 m2. The existing buildings are all dilapidated and doomed to demolition. It is on the basis of the general assignment plan (PGA) revised and entered into force in January 2019 that a project was designed by the group of architects and engineers mandated by Realitim. It is finally at the end of 2019 that the permit application file is submitted to the municipal service of the City. The project includes 47 apartments and 400 m2 of activities on the ground floor. Housing is mainly planned for sale (PPE) but also for rental for ten apartments, thus strictly complying with the “preservation” section of the law on the preservation and promotion of the rental stock in Vaud (LPPPL). The business concept is implemented in close collaboration with the broker appointed for this purpose. At this stage, the entry into force of the building permit, and therefore the realization, is still uncertain, the permit instruction procedure having been abruptly stopped by the judgments of the Federal Court cancelling the PGA of the City of Montreux.
