The land occupied by the BULTECH SA factory was acquired in summer 2013, in the form of a conditional sale with constitution of a right of purchase in favor of Realitim SCPC. It consisted of two plots totaling 6'560 m2. The agreements with the owner allowed them to relocate their industrial activity and build a new factory thanks to the valuation of their land. Even though the plots in question were already located in a building zone with a density of 1.625 (IBUS), Realitim has set up a parallel study mandate procedure (MEP), in order to establish a project that is more coherent and respectful to its environment. In agreement with the Municipality of Bulle, the perimeter of this MEP was then extended to include the entire area of sports and recreational facilities at Bouleyres. On the basis of the result of this MEP, Realitim then set up a team of planners (architects, engineers, specialists) to submit an application for a building permit in April 2014. After processing the oppositions and demonstrating the quality of the project designed by the Bullois architects Deillon & Delley, the building permit for the three buildings totaling 77 housing units came into force in August 2015. The construction was entrusted to a local total construction company and the clean-up work on the polluted site start in 2015 for a duration of almost two years. The first two buildings comprising 29 and 18 housing units respectively were sold in the form of a land sale with a building permit in force and total construction company contract signed to UBS Anlagestifftung in 2016. The third building of 30 housing units was sold to the Assura Insurance Company. With these two transactions, 77 housing units have been added to the rental stock of the City of Bulle, and the same number of tenants can now benefit from quality housing in one of the most attractive areas of the city.
